
Los Inkas Santiago de Surco Apartments New Construction Competition
The Green 360 competition presents a unique residential complex set on the hills of Los Cerros de Camaho, Lima. With a panoramic view of the Los Inkas Golf Club, this international competition hosted by ARQUITECTUM and developed by SPAZIO + PISSANO called for high-end living spaces that merge architectural innovation with environmental integration. The project challenges the traditional apartment block by proposing independent lofts in stacked configuration, each one is designed to feel like an individual house.

Built on the Edge of Earth
The site lies in Santiago De Suroco, a luxury residential district expanding along Lima’s eastern hills. Positioned between the Andean Foothhills and urban Lima, the site enjoys exceptional orientation and scenic access to the north of the golf course and the west of the pacific ocean.The site natural topography is varying between 224 and 248 meters above sea level, that allows the buildings to fit naturally into the shape of the site. Urban rules allow some flexibility for creative design, while still respecting key limits like front and side setbacks, protected ecological areas, and open views.
Anchored in the Land
Each tower offered four loft residences in two architectural variants, Type A follows the natural slope of the hillside, while Type B defines the corners with a distinct architectural expression. Ranging from 300 to 350 sqm. Two units will be positioned above the entry level with an access to a private rooftop terrace, while the lower units open directly onto landscaped gardens, following the site’s natural slope. The ground floor lobbies feature concierge counters and lead to a private elevator with 14 to 16 parking spaces per tower and a clear vertical circulation, the design ensures both comfort and discretion. Inside, the floor plans offer an open living space, dining and kitchen areas, with flexibility to define spaces as needed. Every unit includes a spacious master suite, additional en-suite bedrooms, a home office and a full service quarters balancing functionality with a refined spatial experience.
Shared Space
Beyond private luxury, the project embraces shared values. A 500 sqm recreation zone is located at the highest point near the cul-de-sac, offering green areas, children's playgrounds, and a panoramic platform. Rooftop gardens and integrated planters further extend the ecological vision vertically. Though rooted in individuality, the towers are conceived as part of a collective, incorporating emergency stairs, water systems, and garbage ducts discreetly integrated to preserve spatial quality.
Two Towers, One Grounded Vision
Each tower is designed to express its own identity while remaining part of a harmonious whole. The façades vary subtly to avoid repetition and to distinguish one from another. Materials may differ, but should remain natural and high-quality such as exposed concrete, aluminum brise-soleils, wood, glass, and optionally marble. The overall image is modern and elegant, showing that Lima can offer high-end housing that is well integrated into its environment and open to the world.
